Revisions to the site plan approval application for SkyTower at 1 Yonge St. in Toronto’s Waterfront neighbourhood include more details about the top of the building, which would make what is to become the tallest residential tower in Canada even taller.
SkyTower, which is the second phase of the Pinnacle One Yonge development, is designed by Hariri Pontarini Architects and will feature interior design by Tanner Hill and Associates.
In December 2023, Council approved amendments that granted Pinnacle International’s request to raise the heights of the second and third phases at One Yonge, with SkyTower reaching 105 storeys and a staggering 344.9 metres high (the height included the tip of the glass screen encircling the tower’s Penthouse section at its peak).
The developer’s revised application, dated April 8, shows greater details about the top of the building, including the placement of a tuned mass damper on top of the highest part of the building, Urban Toronto reports.
The damper, which will help reduce vibration when an earthquake or high winds hit, will peak above the parapet by an additional 0.7 metres. The glass screen will be 0.1 metres shorter than before, but the new building’s total height will still come out higher at 345.5 metres, which is 0.6 metres higher than stated in the previous application.
Even without the extensions laid out in the most recent application, Phase 2 already qualifies as a ‘supertall’ building, which is designated for structures exceeding 300 metres. This would make it the first building in Canada to surpass the 100-storey milestone and become the tallest building in the country.
The GTA has 86 of the tallest buildings in Canada, with First Canadian Place (completed in 1975) taking the lead, at 298.1 metres high.
The One skyscraper, currently under construction at Yonge and Bloor, is set to be 328.4 metres high and reach 91 storeys, which will surpass First Canadian Place’s height—likely before SkyTower is complete.
SkyTower will have 95 floors and over 2500 suites, with 160,000 sqft for retail, 1.5 million sqft for office space, and a community centre taking up an additional 50,000 sqft. Indoor/outdoor amenities at the tower will take up 80,000 sqft.
